INVESTMENT PROPERTY AS A SOURCE OF HIDDEN TAX RISKS: AN ACCOUNTING AND ANALYTICAL PERSPECTIVE

The purpose of this article is to substantiate investment property as a systemic source of hidden tax risks arising from accounting alternatives and inconsistencies between financial reporting and tax regulation. The research is based on general scientific methods of analysis and synthesis, induction and deduction, as well as special accounting, analytical and economic methods. International financial reporting standards, risk-oriented tax administration approaches and analytical models of tax risk identification were used as the methodological framework. The study proves that alternative accounting models for investment property valuation significantly affect financial results and tax bases, generating latent, deferred and cumulative tax risks. It is shown that these risks arise not from violations of tax legislation, but from legally permitted accounting choices that distort the economic substance of taxable indicators. A classification of hidden tax risks of investment property based on accounting and analytical criteria is proposed. The scientific novelty lies in the development of an integrated accounting and analytical approach to identifying hidden tax risks of investment property, which reveals their latent nature and systemic formation at the intersection of accounting decisions and tax regulation. The results may be applied by enterprises to improve tax transparency, by auditors to enhance tax risk assessment procedures, and by tax authorities to develop risk-oriented analytical tools for tax control. Investment property should be considered a key element of tax risk management systems. The integration of accounting, analytical and auditing instruments creates a methodological basis for preventive identification and minimization of hidden tax risks.
